We extensively renovated the historic Finkenwerder fisherman's house with its maritime residential character in two stages in 2012 and 2023. There is a detailed construction documentation with several hundred pictures of all relevant steps. We wanted to preserve and further emphasize the individual character of the house. Floors, stairs and windows are made of natural oak wood and thus match the historic roof beams of the house.

We have taken extensive measures to ensure that the walls are kept dry and can dry out again quickly if necessary.
The house is therefore prepared for heavy rainfall events and today's storm surges in Hamburg or wet winters like last year and can cope with wet conditions. The now 13-year-old dry and solid wall and floor tiles of the bathroom installed in the basement can confirm this. The tiles do have small stress cracks around a window, which are also the result of a collision. However, we believe that replacing them would be disproportionate at the present time.

The house was tailored to the needs of short-term furnished accommodation. The target group was project workers who come to Hamburg at short notice and are looking for upmarket accommodation as an alternative to a hotel. There is a very good international rental history. The house is being sold with furnishings so that this concept can also be continued immediately as a capital investment and, if necessary, extended with the building site.

The fitted kitchen includes a dishwasher, a hob with oven and a fridge-freezer. A washing machine and dryer are located in the basement.

The heating system consists of an 840-liter stratified charging cylinder, to which the solar system with 8 sqm CPC tube collectors from Solarbayer and the modern Tolima Aqua Compact water-bearing stove from Olsberg are connected. The solar system was completely overhauled and cleaned in 2023 and filled with new high-temperature solar fluid.
The gas condensing boiler from 2014 provides additional heating when required. The optimized control of the components is carried out via a freely programmable controller from TA (UVR16x2). The controller is now configured with a standard program from the manufacturer, but can also be adapted and expanded to changes in the system at any time.
As a precautionary measure and to protect the wall heating, the entire heating system, including the buffer tank, was provided with antifreeze and set to -10 degrees.

The electrics were renewed in 2023 in an empty conduit installation in the clay plaster. Almost all cables can now be replaced or changed without having to chisel open a wall. All 40 new sockets are designed with a cable cross-section of 2.5 mm² and the five LED dimming circuits can be switched via 20 push-button switches throughout the house. The switches and sockets are high-quality components from Merten. You can choose from a variety of designs in all types and materials for frames and inserts if you no longer like the current neutral design. Overvoltage protection is installed in the system.

The clay walls are painted white with clay paint, so that individual coloring of the walls with clay is quick and easy. A wide range of harmonious clay colors is available.

As part of the 2024 renovation, the interior walls of the living area were sanded down to the plaster and insulated with a natural wood fiber insulation board (Steico) in a breathable/diffusion-open manner. The wall heating was then installed in the clay plaster on top of the insulation. The enormous heat transfer surface means that the heating temperatures can be kept extremely low, allowing the solar system to work with a high degree of efficiency as soon as the sun is shining.
In addition, the house is also optimized for the operation of a heat pump, which would certainly improve its energy rating by one or two categories. However, this would mean accepting the currently higher electricity bills for the heat pump compared to the currently very favorable gas bill.

The house is located in Finkenwerder behind the dyke. In 2010, the house was underpinned to prevent damp and surrounded by a drainage system with a pump, which pumps the water away from the foundation walls in the event of higher groundwater levels after storm surges. A layer of bitumen and a double-lobed foil reduce the pressure of the surrounding moisture in the ground on three sides of the foundation. In places where this has not been sufficient in the past 10 years, a horizontal barrier was inserted into the masonry by means of borehole injection, thus further reducing the moisture pressure. In addition, a highly diffusion-open lime insulating plaster was applied to one side of the base of the house.
